Family villas in Umbria, with room to roam
Umbria is gentle on families. Distances are short, hill towns are small enough to explore on foot before lunch, and Lake Trasimeno offers shallow water, boats to its islands and a change from the pool. Days settle into an easy rhythm: an outing in the cool of the morning, a long lunch in the shade, a swim as the heat fades.
The 23 villas below all have three bedrooms or more. Among them are a medieval castle that once defended Gubbio, set in 500 hectares of parkland facing Mount Cucco, a farmhouse among olive trees and lavender with a saltwater pool, and a C shaped infinity pool with a Jacuzzi spilling into it like a waterfall, facing Antognolla Castle.

Ferries cross from the lakeside towns to Isola Maggiore, where children can walk the island's single village street and picnic by the water.
Gubbio, Spello and Assisi are compact enough for young legs, with steep lanes, city walls and piazzas that seem made for an afternoon gelato.
In July and August inland Umbria is hot after noon; plan outings for the morning and keep the afternoons for the pool and a rest.

Questions before you choose
Are the pools safe for young children?
Pools vary: some are fenced, many are not, and infinity edges have a drop beyond them. Tell us your children's ages and we will ask each owner about fencing, alarms and depth before you book.
Which airport is best for a family trip to Umbria?
Perugia has a small airport with seasonal European flights. Rome Fiumicino and Florence offer far more routes, each around two hours by car from most of the region, so a hire car is the practical choice.
What is the minimum stay?
In high season most villas rent Saturday to Saturday for a week or more. Outside summer, shorter stays are often possible. Owners usually keep their pools open from May to October.
