Villa rental terms

Last updated: 26 September 2026

1. Who we are and our role

Hidden Voyage Ltd ("Hidden Voyage", "we") is a company registered in England and Wales, company number 08629374, with registered office at 14th Floor, 33 Cavendish Square, London W1G 0PW, United Kingdom. VAT GB 462608684.

Hidden Voyage acts as an intermediary. The villas shown on this website are owned and managed by third parties ("the Owner"), through specialised property managers. The rental contract for each stay is concluded with the Owner, through Hidden Voyage, on the terms set out below and in the confirmation we send you.

A request sent through this website is not a booking. A booking exists only when we have sent you a written confirmation and received the deposit.

2. The agreement

These terms, together with the booking confirmation, form the whole agreement between you and us and replace any previous understanding, written or oral. Any change must be agreed in writing by both parties.

3. Villa information

We take great care to keep villa descriptions accurate and up to date. Descriptions, photographs and lists of services on this website are for information and do not form part of the contract. Owners may modify furnishings, fittings and amenities without notice. Villas are identified by a Hidden Voyage code (for example HV10756); the exact name and address are communicated on confirmation.

4. Rental period, arrival and departure

Unless otherwise stated, rentals run from Saturday to Saturday. Arrival is between 4:00 pm and 7:30 pm unless otherwise agreed; no check in is possible after 10:00 pm. Departure is by 10:00 am. Any change to arrival or departure times must be notified at least 48 hours in advance. No refund is given for late arrival or early departure.

5. Lead guest

The person who makes the booking ("the Lead Guest") must be at least 18 years old and acts on behalf of all members of the party. The Lead Guest is responsible for full payment and for ensuring that every member of the party complies with these terms.

6. Prices and payment

Prices are confirmed in writing for each request and depend on dates, length of stay and number of guests. Unless the confirmation states otherwise, prices do not include city tax, extra services and consumables (food, drinks, cleaning products, toiletries).

A deposit of 30% of the rental price is due within 3 days of the booking confirmation. The balance is due 60 days before arrival. For bookings made within 60 days of arrival, the full amount is due within 3 days of confirmation. If a payment is not received on time, we may cancel the booking and apply the cancellation charges below. Bank or card charges are borne by the payer.

7. Security deposit

A refundable security deposit, stated in the confirmation, may be required before or on arrival. Access to the villa may be refused if it is not paid. The security deposit is returned after departure, less any amount for damage, missing items or extra services. If the cost of damage exceeds the security deposit, the Lead Guest agrees to pay the difference on demand.

8. Cancellation by you

Cancellations must be sent in writing to reservations@hiddenvoyage.com and take effect on the day we receive them. The following charges apply:

  • the deposit is non refundable;
  • from 60 to 40 days before arrival: 50% of the rental price;
  • within 39 days of arrival or in case of no show: 100% of the rental price.

We strongly recommend that you take out travel insurance covering cancellation at the time of booking.

9. Changes or cancellation by the Owner

In the rare event that the Owner cannot provide the villa, we will offer you an alternative of similar standard where possible or a full refund of all sums paid for the rental. We are not liable for any further cost.

10. Arrival information

Once the balance has been received, we send you an accommodation voucher about 14 days before arrival, with the address, directions, meeting arrangements and emergency contacts.

11. Occupancy

Italian law requires the names and ages of all guests to be registered. The maximum number of guests stated for each villa must not be exceeded; if it is, the Owner may refuse access or end the stay without refund.

12. Use of the villa

The villa must be left clean and tidy, and nothing may be removed from it. Pets and smoking inside the villa are not allowed unless agreed in writing at the time of booking. Extra services such as additional cleaning, staff or a private chef are available on request and are paid in euro on site or as stated in the voucher.

Guests must behave with respect for the property and the neighbours. The Owner or local representative may require the immediate departure, without refund, of anyone whose behaviour is disruptive. Children under 10 must be supervised by an adult at the pool at all times. Pools are generally open from May to October.

13. Complaints

Villas are checked regularly, but historic houses may have period furnishings and features, such as staircases and pools, that differ from modern standards. Any problem must be reported in writing within 72 hours of arrival, to the local representative and to reservations@hiddenvoyage.com, so that it can be put right during the stay.

14. Liability

Hidden Voyage is responsible for the correct handling of your request and booking. We are not responsible for the performance of services provided by the Owner or other third parties, for strikes, transport failures or events beyond our reasonable control. Nothing in these terms excludes or limits any liability that cannot be excluded or limited by law, including liability for death or personal injury caused by our negligence, or your statutory rights as a consumer.

15. Personal data

We use the details you send us to handle your request and booking, and share them with the Owner and property manager only as needed for your stay. Our privacy policy explains how we protect your data and your rights.

16. Law and jurisdiction

These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction. If you are a consumer resident elsewhere, you keep the protection of the mandatory rules of your country of residence and may bring proceedings there.
