Villas and apartments to walk Rome from the door
Rome rewards the traveller who walks. The historic centre is compact, much of it closed to general traffic, and the finest moments come unplanned: a fountain in an empty piazza at seven in the morning, a church door open at dusk, a bar where the coffee is drunk standing. Staying within walking distance means the city is yours at the hours when visitors are elsewhere.
Each of the 14 homes below is about 1.5 km or less from the centre. There is a 400 sqm apartment on Piazza di Spagna, on the third floor of a 16th century palazzo, and a 15th century building of 12 apartments between Piazza Navona and the Pantheon. Near Piazza Venezia, private balconies look directly over Trajan's Forum, and in Trastevere a contemporary apartment is 12 minutes on foot from Piazza Trilussa.

The piazzas are quietest before nine, and Romans still retreat indoors in the heat of the afternoon; a central base makes that rhythm easy.
The black basalt sampietrini that pave the old streets are handsome but uneven, so bring comfortable, flat shoes.
Trastevere and the Jewish Ghetto are a short walk from the centre across the river, and at their best in the evening.

Questions before you choose
Can we drive to the apartment?
Much of the historic centre is a restricted traffic zone, so we suggest a private transfer from the airport. One penthouse below has a garage for two cars; for others we can ask about nearby parking.
How do we get from the airport to central Rome?
Fiumicino is usually 30 to 45 minutes by car, and an express train runs to Termini station. Ciampino, used by some European flights, is a similar drive.
Are these apartments or villas?
In the centre most are apartments and penthouses in historic palazzi, with a few houses such as one above Villa Borghese. Ask about up to five at once and we reply within one working day.
